Course Objectives: List the legal and ethical duties to the seller/client; Identify the fiduciary duties owed to a seller/client; Express a clear understanding of State and Federal Laws regarding disclosure; Express a clear understanding of Fair Housing laws; Effectively market a listing and help seller/client in the decision making process; Negotiate for seller when an offer to purchase is received representing the best interest of the seller/client; Identify the legal and ethical requirements when dealing with multiple offers; List the responsibilities in facilitating the offer to purchase through until closing. Course Objectives: List the legal and ethical duties to the buyer/client; Identify the requirements for agency disclosure with regard to buyer/client; Identify the fiduciary duties owed to a buyer/client; Express a clear understanding of Fair Housing Laws; Effectively show properties and help buyer/client in the decision making process; Identify red flags and/or possible environmental issues in properties viewed; Effectively complete offer to purchase and riders, disclosures and contracts necessary to complete a purchase; Present an offer to purchase representing the best interest of buyer/client; Identify the legal and ethical requirements when dealing with multiple offers; List the responsibilities in facilitating the offer to purchase through until closing.

| Description: | This course is held in conjunction with the Illinois Association of Realtors. This class is scheduled from 5:30pm-9:30pm.
Course Objectives include an increased understanding of the various ethical systems and awareness of the many possible responses to ethical dilemmas; an understanding of the basis and origin of our values as well as the values of others; recognizing that ethical decisions may contradict legal responses and vice versa; the importance of ethical conduct in leadership; the need to accept responsibility for our own ethical standards and behavior; and being able to demonstrate a willingness to revise judgment and change behavior when new evidence is presented. |

Sales Pre-License Course

| Description: | This class is scheduled every Tuesday and Thursday evening from 5:30pm-9:30pm.
Illinois Students will end their classes on August 24 and the Iowa students will end their classes on August 31.
Upon successful completion of this course the student will qualify to apply for the state licensing exam in their individual state, Iowa or Illinois.
The state requirements at this time are at a minimum 45 hours of classroom attendance for Illinois and a minimum of 60 hours of classroom attendance for Iowa.(Iowa students are also required to take the 36 hour Listing Practices, Buying Practices and Developing Professionalism & Ethical Practices prior to applying for their intial real estate license. Those classes are available immediately after the conclusion of this course.(Cost for 36 hour course is $250 unless combined with 60 hours course then the two course cost is $625) |

36 Hour Iowa Sales Pre-License Application Courses

| Description: | Beginning January 1, 2009, and thereafter, an applicant applying for an original Iowa salesperson license must provide evidence of successful completion of the following courses: 12 hours of Developing Professionalism and Ethical Practices, 12 hours of Buying Practices and 12 hours of Listing Practices. This course work must be completed 12 months prior to license application. This education is in addition to the 60 hour salesperson pre license test course.
These course are scheduled from 5:30pm-9:30pm
September 7,8 & 9- Listing Practices
September 14,15, & 16- Buying Practices
September 21,22 & 23- Developing Professionalism & Ethical Practices
(Course cost for all three registered together $250; Course cost for all three plus 60 hours pre-license course $625. If 12 hour courses are taken individually the cost is $120 per course)
